Can I use your service if a friend has given me the name of an Realtor® in my area? Absolutely. Simply give us the real estate agent’s contact information and we will attempt secure a referral agreement from them. If we are successful, we will put them in contact with you. Note: Do not contact the Realtor® until we give you the OK. Doing so may jeopardize our ability to secure a referral agreement and your ability to receive a commission rebate. A friend is a Realtor® and I’d like to use their services. Can You Save Real Estate® obtain a commission rebate for me? No. Agents are only willing to pay a referral fee for new clients. If you’ve established a close relationship with an Realtor®, then they will be unwilling to pay a referral fee to us for matching you together and, we therefore, cannot provide you a commission rebate. Can I earn a real estate rebate if I’m currently working with a real estate agent? No. Agents will not pay a referral fee for a client they currently have. If you are a party to an “exclusive agreement” with a real estate agent you cannot use our services. Can I use your service to buy a new construction home? Yes. Many home shoppers considering new construction don’t realize that they can use a real estate agent to buy a new home. A Realtor® can help you negotiate the best possible price, understand the true value of the home given the number of options and features available, receive additional incentives only available to the Realtor®. The catch is you must be placed with an agent BEFORE you enter a home builder's office or you may forfeit your eligibility to earn a commission rebate. Can I receive a commission rebate if I use FHA or VA financing? Sorry, these government sponsored loan programs prohibit commission rebates. Which states allow commission rebates? The You Save Real Estate® commission rebate program is available in the following states: AR, AZ, CA, CO, CT, DE, FL, GA, HI, ID, IL, IN, KY, MA, MD, ME, MI, MN, MT, NC, ND, NE, NH, NM, NV, NY, OH, PA, RI, SC, SD, TX, UT, VA, VT, WA, WI, WV and WY.
What if I don’t like the Realtor® you’ve matched me with? We work hard to screen the participating agents and we find that most people choose to work with the first real estate agent they meet. If this Realtor® does not meet your requirements, you are not obligated to use their services. We will arrange for you to interview up to three agents and you have the final say with whom you choose to work. Won’t I pay more for a home if I use You Save Real Estate® to earn a commission rebate? No. You’ll pay the same price whether you receive a commission rebate or not. Your Realtor® has agreed to pay us a portion of their compensation and we simply refund the majority of this to you. What if I start working with You Save Real Estate® and later decide I want to work with a Realtor® outside your network? No problem. Just call or email us at support@YouSaveRE.com and let us know. We'll never hassle you again. You may, however, have a contractual obligation with your agent if you signed a buyer broker or listing agreement and you would need to seek their permission to be released if this were the case. How does You Save Real Estate® make money? In the real estate industry it is common practice for brokers to pay referral fees to other brokers for referring business to them. Most brokers and real estate referral web sites keep this money, but not You Save Real Estate®. We rebate the majority of this “referral fee” to you and then keep what’s left over. How much money will I receive? Commissions vary from market to market, but generally range from 5% to 6% of the total sales price of the home. The real estate rebate is paid by the seller at the closing and is typically split between the buyer’s agent and the seller’s agent. Your commission refund will be based on your Realtor’s® side of the transaction multiplied by your rebate rate (20% for buyers and 25% for sellers). If the sales price of the home is less than $100,000 your commission refund will be $150.00. Do two transactions with us within a six month period and earn an additional 1% on the second transaction for a sales price greater than $100,000, otherwise, the additional commission refund is $50. Click here to calculate your commission rebate. Commission rebates will be paid as a credit applied toward your closing costs or by check to the extent permitted by law. If you elect to receive payment by check, we will attempt to have the settlement provider issue the check at the closing. Otherwise, we will issue and mail a check within 30 days of receiving proof of closing. |
